Rental Terms and Fees

Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $100.

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

Right now, our shortest lease term is 7 months, however, we offer up to 16-month lease terms as well.

Yes, a security deposit is required. It can either be $200- or one-month’s rent, depending on your screening results. Additionally, the security deposit is refundable. After you move out, the leasing office will inspect your apartment for any damages. If there are no damages beyond normal wear and tear and you do not owe any outstanding balances on your account, your security deposit will be refunded to you within 30 days of your move-out date. Please make sure to provide your forwarding address to the leasing office to ensure you receive your refund.

Yes, besides rent and the security deposit, there are a few other mandatory fees: 1. A non-refundable $80 application processing fee per applicant. 2. A $175 administration fee to finalize any lease. 3. The Convenience Package, which includes fiber internet, valet trash, smart home technology, and pest control for an additional $150 / month.

Utilities are not included in the rent and residents will be responsible for paying water, electricity, trash, sewer, internet, and cable.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice. 

Policies and Rules

Renter’s insurance is required for all residents and must have a liability of at least $100,000. We partner with ePremium insurance, and they can give you a great offer!

You can have up to 2 guests per household and they must abide to the same rules as the resident signed and agreed to in the lease agreement.

Our community is pet friendly! This is including dogs with no breed restrictions or weight limits. However, a maximum of 2 pets are allowed per apartment. There is a $300 nonrefundable pet deposit per animal, along with a $25/month pet fee per animal. Our pet-related amenities include our dog park and pet spa!

Your lease agreement requires a written 60-day advance notice.

To terminate your lease early, you must pay a termination fee that equals 2x the amount of your monthly rent. Once the termination fee is paid, your 60-day notice will go into effect. You are still responsible for rent and ledger items throughout your 60-day notice and must pay back any concessions received upon move in.

Outside your unit, you will find the best accommodations that meet your lifestyle. Included community amenities feature our resort-style heated swimming pool, spa and hot tub, flex lawn, grilling and picnic area, pet spa, dog park with agility equipment, fully equipped fitness center with 24-hour access, 24/7 social hub, business center, focus rooms, coffee bar, on-site management and maintenance, shuffleboard, and guest parking. Our community is excited to provide additional upgrades and amenities at an extra cost including a single-car garage parking space at $175/month, EV chargers in rented garages at $225/month, our convenience package which includes fiber internet, valet trash, smart home technology, and pest control at $150/month, and the option to upgrade your unit to be closer to the clubhouse at $25/month.

Our community values accommodating our residents’ guests by providing guest parking at no additional cost, on a first-come, first-served basis.

Yes! We have on-site maintenance staff available for repairs. For after-hours emergencies, please contact our emergency maintenance team right away!

Yes! We are excited to offer charging stations for our residents with electric vehicles. We offer EV chargers in rented garages for $225 per month. Additionally, there is an EV charger available for residents in front of the clubhouse, and all townhomes have an EV charging port in the attached two-car garage.

Property Details

Requests for service can be made in the Thomson Thrift Resident Portal App or by calling the leasing center. Routine requests are typically handled in 8-16 business hours, and we will notify you if your repair will be delayed due to a part on order or the need for a third-party vendor. Requests deemed an emergency (i.e., no hot water, heat or air conditioning failure impacted by seasonal temperatures, water intrusion, etc.) will be handled in the order received by an on-call technician, available 24/7.

You are more than welcome to paint your unit and hang up TV’s and art! Just be sure to return your unit to the condition it was when you moved in, like painting it back to the original color and filling any holes. If there are additional modifications that you are needing, please reach out to the office for approval.

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All listed appliances are included in the unit. Our luxurious villas and townhomes contain premium stainless-steel appliances including a side-by-side refrigerator with ice/water dispenser, microwave, and dishwasher and disposal. Units also include a full-size washer and dryer, ceiling fan in the living room and primary bedrooms, smart light switches, smart thermostat, Alexa-compatible smart hub to integrate all smart devices, air conditioner, and smart locks to issue guest keys and open your home remotely.

At our community, we offer a wide range of spacious, individual villa and townhome floor plans to suit various needs. Our one, two, three, and four-bedroom designs provide ample living space, with layouts starting at 739 square feet. For those seeking even more room, our most expansive units exceed an impressive 2,678 square feet.
